Residential Buying

Purchasing a home, whether it is your first or your fifth, can often be complex, stressful, time consuming and generally overwhelming. We are here to help you, every step of the way and are committed to optimizing your experience. We will work closely with you in order to fully understand your needs and wants in your new home. This includes assisting you in finding a lender to help you finance your home. We will actively search the market for options until we find the perfect home for you. With your best interests as our number one priority, we will negotiate on your behalf and ensure the greatest possible outcome.

Home Buyer Guide

Ready to buy your first home or move into a new one? Here is a list of things to get you started.

Talk to a lender to make sure you qualify for a home loan. There are many places you can get a home loan. Call your bank or a mortgage banker. If one company turns you down, don’t get discouraged. Let us help you find a lending institution that is willing to work with you….for you. All lenders are not the same and there are many different programs available. Don’t give up! Once you are approved ask for a good faith estimate and pre approval letter. Some costs can be negotiated and it never hurts to ask.

Search homes online and drive around neighborhoods. Your online home search can be done from our website and will help you identify the property and area in which you want to live. Consider your lifestyle. Do you like privacy? How far is your commute to work? Will you want to live close to bars and restaurants? Do like new homes or the character of an older historic home? Do you want to maintain a lawn or garden? Is a community pool important to you? Would you like to buy a fixer upper and renovate?

Find a full time Realtor with Hank Futch Real Estate. (HFRE) agents are licensed with the State of South Carolina and members of the Charleston Trident Association of Realtors. One of our Realtors will be able to further refine your home search and take you into the homes that are a good fit for you. By using one of our full time Realtors, you will have an agent who can work when it’s convenient for you, not them. We can advise you on the value of comparable sales and help you make informed decisions. HFRE will provide all contracts and assist you in making an offer on your future home or investment property. As your agent, we legally owe you the fiduciary duties of Obedience, Loyalty, Disclosure, Confidentiality, Accounting and Reasonable care and skill.

Make the offer. You have found a property you love! Now it’s time to make an offer. Your HFRE agent will help you decide on a price and terms that suit your budget and the value of the property. Part of an offer to purchase, is earnest money. You need to be able to write a check for earnest money at the time of writing the offer. Usually 1% of the sales price is adequate. An attorney will hold this money until you have a final contract and then must be put in an escrow account within 48 hours. It will come off the price of the house and lets the seller know you are a serious buyer. The offer is written up on a contract and your HFRE agent submits it to the seller.

Getting a final contract. A final contract is the original offer after negotiations. The terms and price may be changed as needed for both buyer and seller to agree. All changes require the initials of both buyer and seller. This document will be signed by all parties and sealed by HFRE, showing date and time of final contract.

Inspecting the property. Your final contract allows for a specified number of business days to inspect your property. The number of days is based on the condition of the property and the availability of the local home inspectors. The inspection period is typically two weeks from the final contract date. We will help you find a reputable home inspector so that you can order the inspection and be sure you stay within your time frame, per the terms of the inspection period as it’s written in the contract. Typical inspections include a termite inspection, a heating/air inspection and a general home inspection. After the property is inspected, you can decide if you want to continue and purchase the home or terminate your contract.

Getting your loan.Your lender will need documents from you supporting your income and other various documents. The lender will order a real estate appraisal for the property, order title work and get all the loan documents ready for a timely closing.

Closing. In South Carolina, a closing takes place with a real estate attorney. Other states may differ, so check with a local Realtor if your buying a home in another state. The attorney has all the loan documents and any other relevant documents that need to be signed. The buyer and seller attend the closing with their real estate agents. The buyer signs documents giving him ownership of the property. The seller signs away his ownership. Keys are exchanged, any monies due are given to the closing attorney in the form of a cashiers check.

Enjoy! You are now a homeowner.Sit back and enjoy. Always make your payments on time and begin building equity in your new home. This is the start of a lifetime of wealth and happiness!

Residential Selling

Thinking about selling your home? Whether you have already decided now is the time to sell or you’re just looking at your options, Hank Futch Real Estate (HFRE) is a great place to start.

When making the decision of whether or not it’s time to sell your home, there are many factors to consider: • What is my motivation? • What are the current market conditions? • How do I know what my home is really worth?

To find out more about market conditions and the accurate market value of your home, contact us and we will guide you through the home selling process.

It’s not simply a question of plugging numbers into a computerized formula to determine your home’s value. Computers can’t compute market nuances like: • Condition of property • Location • Impact of surrounding properties • Current market trends • Personal motivation

HFRE can prepare a market analysis on your home and present it to you. This will show you homes that are comparable to yours and determine the price range of your home. To have a market analysis done on your home, contact us today!
